Residential sales remained mixed through the first half of 2026. In June, single-family home sales slipped 6.6% year-over-year to 270 sales, while condo sales rose 10.9% to 397 transactions. Buyers closed on 180 properties priced at $500,000 and below in June, bringing the year-to-date total to 1,003 sales, with 1,224 active listings available in that price range at month’s end. During the first six months of the year, 35% of all single-family home sales closed below $1 million, while 47% of all condo sales closed below $500,000.
Year-to-date, median sales prices continued to rise modestly. Pulling up the single-family home median sales price in June was a 39.7% increase in sales of homes priced between $1,300,000 and $1,999,999, which jumped from 68 to 95 sales. The June condo median sales price increased 3.5% year-over-year to $528,000, driven by strong sales activity in the $500,000–$599,999 range (up 56.3%) and the $800,000–$999,999 range (up 93.8%).
Single-family homes continued to sell quickly in June, spending a median of 13 days on the market—down from 24 days a year ago and remaining at 13 days for the second consecutive month. Condo median days on market remained even with last year’s pace at 40 days and improved slightly from 43 days in May.
Asking Price Received: Single-family home sellers received a median of 100% of their original asking price in June (up from 98.2% a year ago), with 33% of homes selling above original asking price (up from 27%). Condo sellers received a median of 96.8% (down from 97.2%), though 13% sold above asking price (up from 10%).
New Listing Volume: Seller activity was mixed—new single-family listings declined 7.3% year-over-year to 369 properties, while condo new listings rose 10.3% to 740 properties.
Active Inventory: Active inventory remained below last year's levels across both markets, declining 9.3% for single-family homes and 0.7% for condos.
Buyer Conditions: Despite the minor year-over-year dip in condo inventory, available supply remained relatively consistent and continued to reflect conditions that were more favorable for buyers.
