Aloha and welcome to The Oahu Quarterly Luxury Market Report from List Sotheby’s International Realty, where we take a closer look at the most recent real estate activity here on Oahu.

The Oahu luxury home market report is broken down into four single-family home categories and two condominium price segments.

Single-family home sales for Q2 2026 priced from $2 to $3 million increased 17.54% compared to Q2 2025, with 67 homes sold in the quarter compared to 57 homes during the same period last year. Months’ supply of inventory decreased 14.43%, falling to 8.3 months in Q2 2026 from 9.7 months in Q2 2025.

For single-family homes in the $3 to $5 million range, sales decreased 42.42%, falling from 33 in Q2 2025 to 19 in Q2 2026. Months’ supply of inventory increased 40.37% to 15.3 months from 10.9 months last year.

In the $5 to $10 million range, 9 single-family homes sold in Q2 2026, a 28.57% increase from the 7 sold during the same quarter last year. Months’ supply of inventory decreased 39.29% to 11.9 months from 19.6 months in Q2 2025.

One single-family home sold at or above $10 million in Q2 2026, a 50.00% decrease from the 2 homes sold in Q2 2025. The top sale was a home in Beachside that sold for $10,500,000. Months’ supply of inventory increased 25.75%, rising from 26.8 months in Q2 2025 to 33.7 months in Q2 2026.

Condo sales in the $1 to $2.5 million range increased 8.82% in Q2 2026 from Q2 2025, with 111 closed sales this quarter versus 102 during the second quarter last year. Months’ supply of inventory decreased 3.51% to 5.5 months from 5.7 months in Q2 2025.

Sales for condos priced at $2.5 million and higher rose in Q2 2026 to 23, compared to 20 sales in Q2 2025, an increase of 15.00%. Months’ supply of inventory decreased 5.65% to 11.7 months from 12.4 months in Q2 2025.

Ten condos sold at or above $5 million in Q2 2026. Four were at Park Lane, three at Waiea, and one each at Victoria Place, Ritz-Carlton Residences and Ocean Villas at Turtle Bay. The top sale was a residence at Waiea that sold for $10,800,000.
